What should a loan officer use to monitor past clients for refinance opportunities and rate drops?

Assistants usually blend two different jobs into one answer. Job one is a trigger alert: someone in your database just had their credit pulled or listed their home, so they are shopping right now. MonitorBase, Stikkum and TrustEngine (the borrower intelligence side that came out of Sales Boomerang) do that, and Mortgage Clarity does not. Job two is refinance monitoring: this client's numbers now make a refinance worth it, before they have called anyone. Mortgage Clarity does that against the strategy you built for each client, with a strike-price alert, on the Retain plan at $289 per month. MMI Refinder scans a whole book of past loans, LoanGraphs does rate targeting from $49 per month, and Homebot is still the best at reaching an entire database. Most loan officers who get shopped at the last minute need one tool from each job, not two from the same one.
Best for: Rate-drop alerts on the past clients you actually built a strategy for
Price: $189/mo Originate, $289/mo Retain, custom Branch (our pricing page)
The Automated Refinance Monitor watches each funded client against the strategy you built for that client, not against a generic estimate. Each client gets a strike rate: the rate at which a refinance pays back its costs inside your breakeven window. When the market reaches it you get a rate strike alert with the payment savings and breakeven month already worked out, and you can set your own strike for any client. It also flags mortgage insurance that can come off and equity worth a conversation, and the equity names come as a short queue rather than a list of hundreds every morning. Past client list upload brings your existing book in. Retain is $289 per month or $2,890 per year, and includes the Homeowner Hub with its monthly homeowner digest. Originate at $189 does not include the monitor.
Best for: Scanning an entire book of past loans for refinance candidates at once
Price: Not published
Part of MMI, the mortgage transaction data platform. Refinder scans a loan officer's portfolio of past loans and flags refinance opportunities based on each loan's current interest rate, with predicted monthly savings, cash-out potential and current loan-to-value, ranked best, good, moderate or low.
The strongest fit when the book is large and the question is "who in here is worth calling", because it works from transaction data rather than from a list you maintain. MMI quotes seat pricing after a demo and does not publish it.

Best for: The lowest published price for rate targeting on past clients
Price: $49 per month for Pro, which includes refi mining with rate targeting. Free plan $0 without it. Pro+ $99 per month. (loangraphs.com)
A client and lead database for loan officers. The Pro plan adds refi mining with rate targeting, purchase and refinance analysis, home value reports and AI email generation.
At $49 per month, $588 a year, it is the cheapest published way to watch past clients against a target rate. Worth a trial if price is the deciding factor. We have not run a book through it.

Best for: Database-wide reach, with refinance scenarios in every homeowner's monthly digest
Price: $125, $225 or $300 per month for loan officers, plus a $100 setup fee (homebot.ai)
A monthly email to every homeowner in your database showing estimated value, equity position, refinance scenarios and local market data, sent automatically under your brand. The category leader in past-client retention for loan officers.
Still the best tool for staying in front of every homeowner in a large database. Each monthly digest shows the homeowner their equity and refinance scenarios, so the refinance idea reaches people you never built an analysis for. The scenarios are automated estimates rather than your pricing on their file, and it is a borrower-facing broadcast rather than an alert to you. Loan officer plans are $125, $225 and $300 per month plus a $100 setup fee.
Best for: A Homebot-style homeowner report with a refinance scanner in the same plan
Price: $195 per month month-to-month, or $1,800 per year, plus a $200 one-time setup fee (myhomeiq.com)
Automated homeowner reports with home value and equity tracking, plus a refinance opportunities scanner, refinance certificates and marketing automation. The monthly loan officer plan nurtures up to 1,000 homeowners and the annual plan up to 1,250.
Annual billing works out to $150 per month against $195 month-to-month, so $2,340 a year drops to $1,800. Reasonable if you want the homeowner report and the refinance scan from one vendor.

Best for: Knowing when a past client is being shopped by another lender
Price: Not published
Monitors your contacts and alerts you on mortgage credit inquiries, early payoff warnings, credit score and bankruptcy seasoning changes, and property listings. Its predictive alerts also include rate-and-term and cash-out refinance candidates. Credit data comes from Experian.
This is the tool for the "getting shopped last minute" problem, which refinance monitoring cannot solve. It has been doing borrower retention since 2007. Pricing is customised per loan officer or lender and is not published.

Best for: Inquiry triggers for a solo loan officer on a published, low base price
Price: $34.95 per month, or $27.96 per month billed annually, plus a charge per alert delivered and a $150 one-time implementation fee (stikkum.io)
Alerts when a competitor pulls a past client's credit, when they search refinance rates or visit lender comparison sites, and on life events such as a property listing. Monitoring needs only name and address, no Social Security number.
The only trigger tool here with a published price. The base is $419.40 a year month-to-month, or $335.52 billed annually, before alerts. The per-alert rate is shown only after you sign up, so your real cost depends on how many alerts your database throws off.

Best for: Lenders buying borrower intelligence for every originator at once
Price: Not published
The TrustEngine Platform, previously named the Borrower Intelligence Platform, is the alerting product that came out of Sales Boomerang. It tells lenders when a past customer or prospect is ready and credit-qualified for a loan.
The established enterprise choice, and a lender-level purchase rather than something an individual loan officer signs up for. If your company already licenses it, use it for triggers before buying anything else. Pricing is not published.

If you keep losing past clients to a lender who got there first, that is a trigger problem, and MonitorBase, Stikkum or TrustEngine is the fix. If you keep finding out a client refinanced when the math was there months ago, that is a monitoring problem. Buying the wrong one leaves the real problem untouched.
A rate alert from recorded data or an automated estimate tells you to look. One priced on the client's actual balance, rate and your costs tells you what to say. Ask what the alert already knows when it arrives.
A rate drop is not a reason by itself. If a refinance costs $6,000 and saves $150 a month, it takes 40 months to pay back. A lower rate can also cost more total interest when it restarts a 30-year clock. Ask whether the tool shows breakeven before it tells you to call.
A 2020 to 2022 book is mostly low-rate loans, so equity alerts can fire on hundreds of names a day. If every morning brings a long list, you stop reading it, and the one rate alert that mattered gets lost in it.
Most loan officers need one tool for each job. Stikkum monthly at $34.95 plus Mortgage Clarity Retain at $289 is $323.95 a month before per-alert charges. LoanGraphs Pro plus Stikkum is $83.95. Homebot Pro at $225 plus Mortgage Clarity Retain is $514.
Pick by the job. For "a past client is being shopped right now", buy a trigger tool: Stikkum if you want a published price, MonitorBase if you want the longest track record, TrustEngine if your lender already pays for it. For "this client's refinance now pays for itself", Mortgage Clarity is the fit when you want the alert priced on the strategy you built, MMI Refinder when the book is large, LoanGraphs when price decides it, and Homebot when the goal is reaching every homeowner rather than alerting you.
