Best loan status tracking for borrowers and real estate agents

How do you keep borrowers and agents in the loop without answering "any update?" all day?

By Christian Kosko · Last checked August 24, 2026

The short answer

Start with what you already pay for. If your point-of-sale already sends automated status updates, as Blend does to the buyer’s agent and nCino Mortgage does to borrowers and agents, loan status is covered and you do not need another tool for that half. What a loan status feed does not track is the purchase contract: the appraisal and financing contingency deadlines, the closing date, and who owes which document by when. Mortgage Clarity Under Contract is built for that. Originate at $189 per month includes the timeline with deadline notifications and borrower access, and Retain at $289 per month adds agent access, a request inbox and contract date import. If your stack sends no automated status updates at all, a CRM milestone automation closes that gap: Jungo from $96 per user per month billed annually, BNTouch from $95 per user per month on a team.

The options, ranked for this question

  1. 1

    Milestone notifications in your point-of-sale

    Point-of-sale you may already run

Best for: Loan status updates when your lender already runs a point-of-sale that sends them

    Price: Not published

Blend shares loan status with the buyer’s agent once the borrower agrees, through its agent app or by text message. nCino Mortgage, formerly SimpleNexus, advertises automated milestone notifications for borrowers and real-time milestone visibility for agents, title and settlement. Floify is a point-of-sale for brokers and lenders that sells on transparency for borrowers and agents.

Ranked first because if you already have it, it is enough for loan status, and it reads from the file of record, so it cannot drift from the truth. Turn it on and add the agent to every file before you buy anything. None of the three publishes a price; they are bought at the lender or branch level, so as an originator this decision was usually made above you.

  2. 2

    Mortgage Clarity

Loan comparison and client presentation platform

Best for: Tracking the purchase contract itself: contingency deadlines, closing date and who owes what

Price: $189/mo Originate, $289/mo Retain, custom Branch (our pricing page)

Under Contract puts the appraisal, financing contingency, inspection and closing dates on one timeline, next to the loan milestones, and sends deadline notifications before each one. Originate at $189 per month includes the timeline, deadline notifications and borrower access. Retain at $289 per month adds the full workspace: agent access, a request inbox for changes, contract date import from the ratified contract, playbooks and milestone templates, and board and calendar views. Referring agents are never charged for their seat.

    Pros

    • Tracks the contract, not only the loan, which is the part a status feed leaves out
    • The borrower sees their own schedule and can flag a document as sent; only you move a hard deadline
    • The agent asks for a change through the request inbox instead of texting you, and nothing changes until you accept it

    Cons

    • Does not read loan status from your LOS. A milestone moves when someone on the file marks it done
    • Agent access, the request inbox and contract date import need Retain at $289 per month, not Originate
  3. 3

    Arive

Broker LOS and point-of-sale with a realtor portal

Best for: Brokers who want loan stages and a realtor portal in the same seat as the LOS

Price: $49.99 per user per month billed yearly, or $59.99 monthly (Core originator seat) (arive.com)

An LOS, point-of-sale and pricing engine for brokers. The published Core plan lists a realtor portal, a realtor pipeline and loan detail and stages alongside origination.

If you are a broker choosing a system anyway, this puts the agent view inside the system that holds the file, at a published price. It is an origination system decision first, so judge it on that job and treat the realtor portal as a reason to prefer it, not a reason to switch to it.

  4. 4

    CRM milestone automations

    Mortgage CRM

Best for: Automated status emails and texts when your LOS and point-of-sale send none

Price: Jungo from $96 per user per month billed annually, BNTouch from $95 per user per month for 2 to 10 users (ijungo.com (BNTouch: bntouch.com/pricing-and-features))

Jungo sends emails as a client reaches loan milestones such as submitted to underwriting or approved, and keeps referral partners updated with automated pipeline reports. BNTouch includes in-processing text updates, a borrower portal and a partner portal. ICE Surefire and Total Expert run milestone-based outreach to borrowers through the loan process.

The right fix when nothing in your stack talks to the borrower or the agent automatically. Published prices: Jungo $96 per user per month billed annually with a one-year minimum and a $249 setup fee; BNTouch $95 per user per month for 2 to 10 users, or $165 per month for a single user. ICE Surefire and Total Expert do not publish pricing. A CRM automation is only as current as the status it syncs from your LOS, so check that sync before you rely on it.

  5. 5

    Plain text and email updates

    What you already have

Best for: A handful of files at a time, sent by someone who will actually do it

    Price: Free

A scheduled text or email to the borrower and both agents at each milestone, from you or your processor.

Personal, free and often better received than any automation. It breaks on volume, and the one update you forget is the one the agent remembers.

Not evaluated hands-on. Drawn from public pages and flagged so you can weigh it accordingly.

How to choose

Loan status or contract deadlines?

A status feed tells everyone the loan was approved. It does not tell anyone the financing contingency expires Friday. Decide which one is generating the calls before you buy anything.

Does it read from the file of record?

Status pulled from your LOS cannot drift. Status somebody maintains by hand is only as good as the person maintaining it. Know which one you are buying.

Does the agent get a view or a message?

A text says what changed. A view answers the next question too, at eleven at night before the agent writes back to the listing side.

Count the calls first

Ten files under contract, three parties each, one "any update?" call per party per week is 30 calls a week. If your number is closer to 3, plain texts are fine. If it is closer to 30, automate.

Questions people ask

How can loan officers keep borrowers and real estate agents updated on loan status without constant calls and texts?
Turn on the milestone notifications in your point-of-sale first and add the agent to every file; Blend and nCino Mortgage both send status to agents. If you have none, a CRM automation like Jungo or BNTouch sends milestone emails and texts. For contract deadlines, which status feeds do not track, Mortgage Clarity Under Contract gives the borrower and, on Retain, the agent their own live timeline.
What is the best loan milestone tracker for borrowers and agents?
For loan status alone, the one already in your point-of-sale, because it reads from the file of record. For the whole purchase, including contingency and closing deadlines, Mortgage Clarity Under Contract, with borrower access on Originate at $189 per month and agent access on Retain at $289 per month.
Is there software that tracks appraisal, financing contingency and closing deadlines on a purchase?
Yes. Mortgage Clarity Under Contract builds a timeline from the ratified contract with the appraisal, financing contingency, inspection and closing dates on it, and sends deadline notifications before each one. On Retain it can import those dates from the contract document, and you confirm each one before it is applied.
Do real estate agents have to pay to see loan status?
Not on Mortgage Clarity. Referring agents are never charged for their seat on any plan. Agent access to Under Contract is part of Retain, so the advisor pays for it at $289 per month and the agent pays nothing.
Do I need this if my point-of-sale already sends status updates?
For loan status, no. Use what you have. The reason to add Under Contract is the contract side: deadlines, who owes which document, and an agent who can see the whole schedule rather than the last milestone.

The verdict

If your point-of-sale already sends status updates, that half is solved and you should use it. Buy for the half it leaves out: the contract deadlines and the agent who wants to see the whole schedule. That is what Under Contract is for.
