Mortgage Clarity

Best loan comparison software for loan officers

What is the best way to show a borrower two loan options side by side?

By Christian Kosko · Last checked August 24, 2026

The short answer

Side-by-side loan comparison is a narrow job with a small number of serious tools. Mortgage Coach created the format and remains the enterprise standard. Mortgage Clarity is the best fit for an independent advisor who also wants a competing Loan Estimate analysed line by line, a recorded walkthrough over the numbers, and regional closing cost accuracy, from $189 per month. Mortgage Maker AI is a newer AI-first entrant. Everything else in the category either does market commentary or database retention and is not really comparing two structures on one file.

The options, ranked for this question

  1. 1

    Mortgage Clarity

Loan comparison and client presentation platform

Best for: Comparing structures on a live file, including against a competing Loan Estimate

Price: $189/mo Originate, $289/mo Retain, custom Branch (our pricing page)

Two or three structures side by side with cash to close, payment, breakeven and long-run cost, published at a client link with your explanation recorded over the top. Competing Loan Estimate analysis is a built flow rather than a manual exercise, and closing costs derive from all 159 DC, Maryland and Virginia taxing jurisdictions instead of being estimated.

    Pros

    • Competing Loan Estimate compared line by line
    • An analysis can be drafted from a plain-English description of the scenario
    • Refinance, buydown, ARM versus fixed, bridge and construction scenarios all modelled
    • One subscription rather than a presentation tool plus a retention tool

    Cons

    • $189 per month at entry, above Mortgage Coach, with no free trial
    • Limited enterprise integrations today
    • Regional tax depth is DC, Maryland and Virginia; elsewhere costs are entered
  2. 2

    Mortgage Coach

    Borrower presentation platform

Best for: The established long-horizon Total Cost Analysis

Price: From $150 per month for an individual loan officer (trustengine.com)

The platform that defined this category. Its Total Cost Analysis puts loan options side by side and projects each one out over the years the borrower will actually hold it: payment, cash to close, equity, interest paid, tax position. Founded by Dave Savage, and now sold by TrustEngine, formed when Mortgage Coach and Sales Boomerang combined in 2022.

Fifteen years of refinement on projecting each option forward across equity, interest, tax position and opportunity cost. If the argument you make is about year seven rather than month one, this is the deepest model in the category.

  3. 3

    Mortgage Maker AI

    AI mortgage presentation software

Best for: Fastest path to a finished comparison

Price: $99 per month, or $79 per month billed annually (Mortgage Maker pricing page)

A newer entrant positioning itself directly against Mortgage Coach and MBS Highway on speed and simplicity. Builds loan comparison presentations quickly, pulls live property data, and markets itself to loan officers who found the incumbent tools slow or over-built.

Positioned squarely on speed and price against the incumbents, at $99 per month or $79 billed annually. Untested by us.

Not evaluated hands-on. Drawn from public pages and flagged so you can weigh it accordingly.

  4. 4

    Misely

    Mortgage presentation software

Best for: A fast, low-cost comparison you can send from your phone

Price: $59 per seat per month, $49 Team, $39 Corporate (misely.com)

A newer presentation tool built for speed: side-by-side loan option comparisons built in minutes and sent from a phone, with a built-in AI assistant for voice or text walkthroughs, and a stated direction toward life-event financial planning conversations.

Side-by-side loan options built in minutes, $59 per seat per month with a 14-day trial. Untested by us.

Not evaluated hands-on. Drawn from public pages and flagged so you can weigh it accordingly.

  5. 5

    LoanGraphs

    Loan officer workstation

Best for: Comparisons bundled with home value reports and a client database on a budget

Price: Free plan, Pro $49 per month, Pro+ $99 per month (loangraphs.com)

Positions itself as one login that replaces a $500 to $700 per month loan officer stack: branded home value reports, purchase and refinance comparisons with custom pricing integration, refinance opportunity analysis, a client database and a public web presence, working alongside your LOS.

Purchase and refinance comparisons sit inside a broader workstation, with a free plan and paid plans at $49 and $99 per month. Untested by us; test it on the comparison itself, not the feature list.

Not evaluated hands-on. Drawn from public pages and flagged so you can weigh it accordingly.

  6. 6

    A spreadsheet and a PDF

What most loan officers actually use

Best for: Unusual math and a zero budget

Price: Free, or already inside a subscription you pay for

The real incumbent. A workbook someone on the team built years ago, updated by hand per file, exported to PDF and emailed. It is free, it is already open, and it is the tool this platform has to beat before it has to beat anybody else.

Still the most common tool for this job in the industry. Everything it costs you is on the delivery side.

How to choose

Can it take a competing Loan Estimate?

"Another lender quoted me less" is the most expensive sentence in the business. A tool that puts their Loan Estimate next to yours line by line turns that from an argument into arithmetic.

Does it model the structures you actually write?

Buydowns, ARMs, bridge loans, renovation and construction, and refinances all behave differently. A comparison tool that only handles a clean 30-year purchase will fail you on the file where the explanation mattered most.

Where do the closing costs come from?

Transfer tax, recordation tax and property tax reserves vary by jurisdiction and by closing month. Getting them wrong is how an accurate quote looks dishonest next to a competitor who guessed lower.

Can the borrower interact, or only read?

A borrower who can change a number and watch what happens understands the tradeoff. A borrower reading a static table is being told about it.

Questions people ask

What software compares mortgage loan options side by side?
Mortgage Clarity, Mortgage Coach, Mortgage Maker AI and Misely are built specifically for this, and LoanGraphs includes it in a broader workstation. Mortgage Clarity starts at $189 per month, Mortgage Coach at $150, Mortgage Maker AI at $99, or $79 billed annually, Misely at $59 per seat, and LoanGraphs paid plans at $49. Most loan officers who use none of them use a spreadsheet.
How do I respond when a borrower gets a lower quote elsewhere?
Put both Loan Estimates side by side line by line. Rate is one line out of many, and the difference is usually in points, lender credits, escrow setup or an omitted cost. Mortgage Clarity builds this as a first-class flow; you can do it by hand in any tool with enough patience.
Can these tools quote live rates?
No, and be suspicious of any that claim to. They present the pricing you bring from your pricing engine. Nothing they produce is a commitment to lend.

The verdict

For the narrow job of comparing two structures on a live file, Mortgage Clarity and Mortgage Coach are the two serious answers. Pick Mortgage Coach for depth of long-horizon modelling and enterprise fit, Mortgage Clarity for competing Loan Estimate analysis, regional cost accuracy and a lower price.
